The Cost of Bidding/Registering Foreclosed Properties in Tokyo/Japan (2023)

Overview

First of all, there are no differences on the total costs required between Japanese citizens and foreign expats. 
This article will help you understand what kind of things and how much each you would be paying for in order to bid. 

Cost Breakdown

  1. Property: this all depends on the property you are going to bid. In Tokyo, there are foreclosed properties starting from ¥5,000,000 to ¥40,000,000 or even above. When you bid, 20% of the standard selling price (not how much you will bid) is required as a deposit. After a successful bidding, you will be paying the rest of it within 1 month. 

  2. Registration: after a successful bidding, you need to register you as the new owner of the property in the city. This fee is calculated in the following formula: property tax valuation x 2%.

  3. Acquisition: this fee is calculated in the following formula: property tax valuation x 4%. Since the valuation will only be provided from the city after a successful bidding, you need to estimate from either annual property tax or city development tax listed on the tri-set.

  4. Others: this varies by a property condition: debt, renovation required, loan, cleaning, removal fees, etc.

  5. There is no application fee.
